How much do you charge for Construction?
RemodelB4sale is a value-add service provided by your Kendrick Realty Realtor. Kendrick Realty pays up front for the cost of Remodel's in-house employees and vetted contractor partners to complete the scope of work we we identify and agree on together. Kendrick Realty does not mark up the scope of work, just provides you with access to our competitively-priced network of remodel pros.
Our typical projects cost between $7,000 - $20,000.
Our incentives are aligned to make sure you get the most for those repairs too. Because we are paid a commission percentage, the more your house sells for, the more we earn, so you don't need to worry about whether you are getting the right price for contractors.

Do I get to decide the repairs to be made?
At the end of the day, you will have final say in what work will or will not be done on your home - after all it is your house! Our process is based on decades of experience, and hundreds of very successful house flips. This means we know what we are doing when we propose the fixes, repairs, or preparation to make your house sell for more. So the work we propose is the work that will make the best use of our budget, and changes to that will be at our discretion.

How long does this usually take?
The timeline for our projects is generally 1-3 weeks, depending on the work to be done. Because most of the work is relatively small in scale (think new counter tops and paint, not knocking down walls or adding rooms), it is done quickly. And, because we do this on a professional scale, we get faster and more consistent service than going it alone.
Can I just get the fixes and not sell?
Unfortunately not. We are a Real Estate company, first and foremost. The only way we earn a living from this is when we sell your house.
What if my house doesn't sell?
We take several steps before hand to ensure that your house is a good fit for our program, and is likely to sell, that is why we always start with an in-depth consultation. If your house still doesn't sell then we have several options for moving forward, including re-listing at a later date or working on a re-payment plan for services rendered.
What are your listing fees?
Our listing fees are based on fair market value prices for the services provided. We don't fix set fees, however we as a company do not pretend to be a discount listing brokerage. We take our job as your agent seriously - to maximize the sales price of your home, and truly earn our commission. That is why we look for value adding opportunities to get you the most money for your house and sell it quickly.
How do you make money?
We make money the same way all Real Estate Brokerages do in listing a house for sale. We charge a commission fee to sellers for the service or preparing, marketing, and selling your a house.
What is the max amount of work you will do?
This depends on the house, but very few projects go over $45,000.
What other listing services do you provide?
We are a full-service real estate brokerage. This means we provide a full suite of listing services, from professional photography, pricing and marketing strategy, open houses, replacement property search, contract navigation, negotiating with buyers, and more. On an initial meeting with one of our team, we will review what we will do to sell your house.
What makes a house a good fit for your program?
There are several things we look for when deciding whether or not to work with someone on a listing renovation project.
- The Seller. The most important thing is your motivation and desire to sell the home. We look at this as a joint venture where we invest in your home to help the both of us get more value. We look for a potential seller who is comfortable with getting minor construction work, and who is willing to cooperate with us to market and sell the house.
- The house. Most every house has $3,000 - $10,000 in work that will return 2x - 5x the value in resale price. However some houses need much more. We look for houses that could sell as-is, but could sell for more with a bit of work. We don't look for houses that need serious renovation. However, if you have a house like this we, do work with investors who may be interested in purchasing your house as-is to do a complete renovation.
