RemodelB4sale turned this multi-year project into a 1-month success!
Sahle lived in a 2,700+ sqft 2-story home with a 3-car garage, and accumulated a lifetime of memories, stuff, and deferred maintenance. He wanted to sell, but knew there was a lot he needed to do before he could put his home on the market.
He started talking with his Kendrick Realtor a year before the RemodelB4sale concept was introduced, and was one of our original inspirations for the program! This was a tough project, the but end results were well worth it! |
The RemodelB4Sale Real Estate team valued Sahle's home at about $525,000 with no work performed, and were skeptical about the home qualifying for traditional financing. We proposed siding and trim replacement, exterior paint, replacement of all windows, repair of 2 roof leaks, tile in the master bathroom to replace the carpet, and a massive 3-pronged dump, donation, and storage strategy to help Sahle move out, a landscaping re-fresh, and professional staging to make the remodeled home shine.
This project was a challenge because the things Sahle's home needed do not typically offer a high pay back for the dollars invested, but we deemed them all required in this case. The roof had active leaks, the busted seals in the windows had fogged so badly that they prevented us from seeing the beautiful views of the golf course and Mt Diablo, and the home was so full of stuff that it would never present well at showings.
After less than 10 days on the market, Sahle received multiple offers in the $570,000 range. After some back and forth, Sahle was able to sell his home for $572,000, a huge success for the scope of this project.
Sahle earned a net return of around $12,000 on his $28,000 investment, but what he really saved was time. Sahle had been trying to complete this project on his own but was so overwhelmed he had made almost no progress during the first 12 months he was working on the to-do list. RemodelB4sale allowed Sahle to sell his home and move on to the next phase in his life with professional help and a little extra equity in his pocket
